EAST CONCORD – Waterman’s Greenhouse, located at 12317 Vaughn Street in East Concord, has been a garden center since 1992. But now, owner Ethan Waterman has branched out into a new industry.

Since 2022, Waterman’s Greenhouse has been transitioning to a cannabis cultivation facility after receiving their AUCC License (Adult-Use Conditional Cultivation). This year, Waterman’s received their microbusiness license, which allows them to cultivate, process, distribute and operate their own cannabis dispensary. All products at the Adult-Use Dispensary, now open at their location, have been grown in East Concord.
Why the switch to cannabis? “We had taken the garden center as far as we could,” Waterman said. “We wanted to do better for our family. With a new industry opening up in New York state, it was a way to grow the business.”
All products sold at Waterman’s dispensary are grown right there. Everything is government regulated, inspected and third-party tested. From the day a plant is planted, it’s given a batch number so it can be tracked from seed to sale.
Customers must be adults (21+) and show their driver’s license for proof of birthdate (licenses are not scanned in). A customer can buy up to three ounces. Purchases are cash only, and there is no smoking allowed on the premises.

dispensary are grown right there.
Products currently available are: whole flower, single pre-rolls, pre-roll packs, daytime gummies, sleep gummies, vapes, edibles and tinctures. Waterman’s harvests every three weeks year round so new products are constantly becoming available inside the dispensary.
According to Waterman, 4% of the taxes collected on the cannabis sold from their location goes directly back to the town of Concord. Tours are not available inside the greenhouse due to NYS laws and regulations, and for safety, sanitary and security reasons. But there are pictures and videos rolling on a screen inside the dispensary.
Dispensary hours are Monday-Friday 10 a.m. – 6:00 p.m., and Saturday 10 a.m. – 4 p.m.
